When the architecturally graceful, beautifully tiled Emery Roth building at 39 Fifth Avenue came into our fold, it was in need of care. It had been neglected. We took charge and put it back on its feet.
First, financially. For ten years individual owners were benefiting from improper wiring. The building was paying for their electricity. We corrected the wiring and collected the money all ten years worth. We found an excess $12,000 in an escrow account because the bank held more money than was required. To enhance the Corporation's cash flow, we installed their own laundry equipment and storage bins. We helped them with flip taxes and sublet fees.
Next, reviving the building. We corrected many outstanding Department of Buildings violations, initiated asbestos inspection and completed necessary Local Law #11 facade work. To keep them in the black, we developed a 5-year capital improvement plan.
